Primary lenders (banks, credit unions, mortgage bankers) originate loans face-to-face with borrowers; the SECONDARY market buys those loans, replenishing lender funds. Fannie Mae (FNMA) and Freddie Mac (FHLMC) buy conforming conventional loans and package them into mortgage-backed securities; Ginnie Mae (GNMA), a true government agency, guarantees securities backed by FHA/VA loans. 'Conforming' means the loan meets Fannie/Freddie size and underwriting standards; jumbo loans exceed the limits. This pipeline is why underwriting is standardized nationwide — and why selling your loan doesn't change its terms.
