Escrow is a neutral third party (escrow/settlement agent or attorney, depending on the state) that holds funds and documents until all conditions are met, then disburses and records. It protects both sides: the buyer's deposit isn't released until clear title and signed documents are in place, and the seller knows funds are secured. The agent must follow the contract's written instructions exactly.
