Disclosures Required of Maryland Sellers and Licensees

Sellers of most residential property in Maryland must give buyers either a disclosure statement describing the property's condition or a disclaimer statement selling the property "as is," but latent defects known to the seller must always be disclosed regardless of which option is chosen. Licensees must also provide the agency representation disclosure and other required notices to consumers. Because Maryland is not a community property state, marital and ownership interests are handled under general property law rather than community property rules.
