📖 What you need to know

Under Pennsylvania's Real Estate Seller Disclosure Law, sellers of most residential property must complete and deliver a written property disclosure statement identifying known material defects in the property before an agreement of sale is signed. Licensees have an independent duty to disclose any known material defects to all parties and may not misrepresent or conceal them. Pennsylvania is not a community property state, so disclosures and ownership rules are based on common-law and statutory marital-property principles rather than community property.
