Massachusetts requires licensees to provide a mandatory licensee-consumer relationship disclosure that explains which party the agent represents, presented at the first personal meeting to discuss a specific property. Licensees must not misrepresent or conceal known material defects affecting a property. State and federal law also require lead-paint disclosure for homes built before 1978, and Massachusetts is a caveat-emptor state in which sellers generally answer buyer questions honestly rather than completing a single standardized seller disclosure form.
