Arizona sellers of residential property are expected to disclose known material facts about the property's condition, commonly using the Seller Property Disclosure Statement (SPDS). Licensees have an affirmative duty to disclose to all parties any material information they know that affects the property's value or a party's decision to buy. These disclosure obligations apply even when the licensee represents only one side of the transaction, and material defects cannot be concealed.
