📖 What you need to know

Colorado sellers of residential property are expected to complete a Seller's Property Disclosure form identifying known material defects in the property's condition, and brokers must disclose any adverse material facts they actually know about the property or transaction. Brokers must also promptly disclose their brokerage relationship (transaction-broker or single agent) to the parties, typically through a Commission-approved brokerage disclosure form. Note that Colorado is not a community property state, so marital property and title issues are handled under common-law/separate-property principles rather than community property rules.
