Colorado brokers are generally required to use current Commission-approved contracts and forms when preparing transaction documents, which standardizes consumer protections statewide. Sellers typically provide the Commission's Seller's Property Disclosure, and brokers must disclose known material defects to the parties. Because the default brokerage relationship is transaction-broker and dual agency is prohibited, the chosen relationship must be documented in the approved writings used for the deal.
